Hi! Currently trying to sell my home and buy a new one. We found the house we wanted to buy without any help from an agent, and only engaged an agent when we decided we wanted to put in an offer and list our current home for sale. Our offer on the home we want to buy was accepted with a contingency that our current home sells. I’m a little frustrated with my real estate agent and her lack of knowledge/effort when it comes to selling my house. First, she wanted to “list the house high so we have room to negotiate” which I said was not a good idea based on the market we’re in and the fact that we need to sell quickly because of the contingency. She came down a little on her recommended list price, but still insisted we go on the market $50k higher than other homes in my neighborhood. We’ve since done over $80k in price reductions once she realized the house wasn’t receiving any attention. The price reductions were proposed by me, not her. Second, I’m not sure she’s done any marketing with the exception of sending a few emails to other agents, and if she has, she isn’t letting me know about it. She hasn’t posted on Facebook or Instagram advertising our home or the open houses she’s reluctantly hosted. I myself reworked the listing description because hers was riddled with typos and capital letters in weird places. I even paid for Facebook advertising to drive traffic to the listing. She did pay for the professional photos of our house so I’ll give her that. We signed the paperwork agreeing to a 3% commission before my house was ever listed for sale. She did not help us find the property we are under contract to buy. Does she deserve the 3% commission? Is it even negotiable since documents have been signed?
