Over the last half year I've had extensive issues with my landlord ranging from negligence to illegal. This started in April when a branch from the neighbor's tree that overhangs the driveway shattering 2 windows on my car. I had told him this tree was going to cause issues prior because of it dropping branches regularly and nothing was done, but I get nothing had been damaged until that point so it wasn't a major concern yet. I called the police (non-emergency) to see what to do, they gave me the neighbor's contact info, gave it to the landlord and he said he would get in contact with them. Fast forward 2 months, nothing has been done and during a storm and even larger branch falls, damages the car more and damages my fence (a fence that I put up, with permission, that the landlord does not own). I contact him again, nothing gets done about the tree, the branch is still lodged in my fence 4 months later out of spite. At this point I decide to take it upon myself to contact the neighbor, who I was told by the police initially lives in another state and rents it out. I get a text back and it's not the landowner but someone who claims to know them that is being a middleman between us, which was already sketchy but eventually they gave me the supposed number of the real landowner with a number based in France and told me I'd have to use Whatsapp to contact them, which seemed extremely sketchy. The weird middleman for the neighbor also started complaining to me about a tree in my yard (despite me telling them I'm not the landlord) because it looked questionable even though it doesn't overhang the property and wasn't causing any damage. This will be relevant later. At the end of August my landlord emailed me a new lease without any heads up (he only communicated with me through text, also relevant later). This lease was backdated a few months, increased the rent with (what he intended to be) a week's notice, it contained server typos including the street name, who is responsible for paying for trash pickup, and the day of the month rent is due (was the 1st, now said the 15th). He also added a section that I am fully responsible for the fence which was always the case but seemed like was a reaction to the tree branch. After signing the new lease, a couple days later he texts me saying he's selling the place and people will be coming by to check it out but I'm locked into at least another year because of the lease, which even if that were true, since he backdated it I would only have until June. A couple days later he asks me where the rent is, I tell him the new lease said it's due the 15th and he says that was a typo but we can continue to do it on the 15th. He periodically texts me dates and times that people will be over to look at the house, which is perfectly fine in theory, but there were several instances of no one showing up, one instance of a showing at 8 AM when I would normally still be asleep and them not even bothering to knock because "you should have been notified we were coming", one instance of people showing up an hour early, and the worst one of them all, one left without locking my door and I didn't notice until I came home from work. After all that nonsense I text my landlord about it and all he says is he'll reach out to his realtor, no follow up. My duplex neighbor also thinks at least one of the showings was just someone given access to the house without a realtor with them, which I can't confirm but wouldn't be surprised. They also asked to just be able to move out after he sent a new lease and immediately said he's selling the place and the landlord refused. During all the house showing nonsense, one day I notice that he had the tree trimmed, but not the one that kept causing damage, the one the neighbor was complaining to me about that had done no damage. Awesome. It had been silent for almost a month now until I woke up this morning to someone in the house. I have no clue how long they were here but I was not notified prior and she said she had permission and was there for the final walkthrough. I was not told the place sold either. I call my landlord absolutely livid, no answer. I call the realty company, no answer. Eventually my landlord texts me back asking what's going on, I ask if he knew someone was coming by today and he said he sent me an email last week. He absolutely did not send me an email last week and has never communicated with me via email before aside from sending a lease. He mentioned the place sold but I still owe him rent one last time and going forward it will be to the new landlord, who has not reached out to me either. This whole situation has been driving me insane and I have no clue what to do if anything. I don't even know if the lease actually will keep me here until June if there's a new owner, and based on what some of the people who were looking at the house said, the duplex neighbor's side is in worse condition and they pay more than me monthly and one of the potential buyers mentioned wanting to move into one of the sides if they buy it. If my side is nicer and I pay less, I'm going to be the one kicked out in that situation. Location: Wisconsin
