I'm analyzing 2 to 3 potential acquisitions per week. Each one needs full cash flow analysis. Rent roll review. Operating expense projections. Capital expenditure planning. Return calculations with multiple scenarios. If I do this properly it takes 6 to 8 hours per property. But deals move fast and I need to give investment committee a yes or no within days not weeks. I've tried building templates but every property is different enough that templates don't really work. Different lease structures. Different expense profiles. Different capital needs. Argus would be perfect but the pricing is insane for our deal volume. Can't justify spending 10k per year on software when we close maybe 4 deals annually. I’m now using endex for cash flow modeling since it's way cheaper and handles basic property analysis fine but it's not specifically built for real estate, however it’s not as sophisticated as argus but gets the job done for our volume. How are other cre investors handling high volume underwriting without either expensive enterprise software or spending entire days per property?
