I have a tenant who is the hoarding type. Lots of clutter everywhere, carpets are pretty filthy, backyard has a fair bit of junk, and they have several ("service") animals. That said, they pay market rent, always pay on time, and are long-term tenants (at least 3 years more I bet). Would you keep collecting the rent and let them do their thing, or would you rather they vacate? My worry is the condition of the space that I'd be getting back. I'd probably need to dump money into a full renovation anyways, but I'm worried their use would get to the point it starts to affect the structure (walls, pipes, windows) if it goes untreated. Is there anything to worry about with that, or would I be fine to just keep collecting rent and do the cosmetic reno once they move out?
